Should we refuse to accept the buyer's inspection reports?
Oct 01, 2023The Oklahoma contract requires buyers to send inspection reports to the seller. That is particularly important when the buyer is terminating the contract because they are unhappy with the inspection results.
This could mean you now have an inspection result identifying some defect you didn't know about before. Now the seller has to update the property disclosures (or you have to do an agent disclosure!).
Wouldn't it be easier if we just never got the inspection reports so we don't know what the issue is? Then we have nothing to disclose!
